Selsdon Park

Revealing the potential of a property unlike anything else in the capital

Selsdon Park is London’s largest country estate. Despite being surrounded by some of the most glorious parklands in the capital, it’s just 14 miles from the city center.

It already has incredible views, stunning architecture and an 18-hole golf course. But it also has planning permission, including for a new, lavish leisure centre. This means Selsdon Park truly has the potential to become London’s leading luxury resort, both for city-breakers and international travellers. Working closely with our client, we helped reveal this potential.

We were asked to create a set of images to show how Selsdon Park could be transformed.

As well as displaying the existing features at their very best, the images needed to define potential new features that developers might create – a breathtaking new driveway, beautiful sunlit terraces, and of course the stylish and sumptuous leisure complex.

The final images would appear in marketing materials, developed by our client GQ Design and shared by world-leading commercial property agent CBRE.

We started with some compositional testing, creating rough images to see which angles would show Selsdon Park at its most majestic. We also created mood boards, showing the subtly different effects we might create by adjusting light and shadow. This is vital, as we’re not simply visualising a property.

We’re evoking the feeling of being there – of strolling across to the eighteenth green in the morning sunshine, or relaxing on the bar terrace at dusk. Then we started to refine the images. Our brief was to build them entirely with computer graphics, without using any photography of the existing property – which is something we love to do.

By working in this way, we weren’t tied to any particular angle or lighting. We could craft and tailor something new. We could show the property in all its grandeur and majesty, and create the ‘visionary’ results our clients had asked for.

Our images are now used on the Selsdon Park website, as well as in CBRE’s brochureware.

So, developers see Selsdon Park as it could be: a luxury retreat unlike any other, bridging the gap between city and countryside.

A London landmark that visitors will never forget.
